Last week, I had conversations with several people I had never met before — at a workout class, the dentist, a varsity football game… just normal, everyday conversations.

Eventually, we got to talking about real estate. And one thing kept coming up: interest rates.

What struck me was how often today's rates were described as "crazy high." And I get it.

But I've learned that focusing on the rate alone can sometimes keep people from even looking at the rest of the numbers.

Sales price matters. Negotiating leverage matters. Seller concessions matter. Rate buydowns matter. And the equity you already have…matters!

So one thing I found myself saying several times last week was: "Don't let the interest rate headlines make the decision for you."
